Denali Homes takes pride in our homes right down to the very last detail. These are some of the standard features found in each of our custom homes:

Warranties:

  • 10 year limited Structural Warranty
  • 1 year limited Workmanship, Materials and Mechanical Systems Warranty (Plumbing, Electrical, Heat/Air)

General:

  • All construction is stick built, on site
  • All Denali Homes homes comply with the International Residential Code, National Electrical Code and applicable local building codes
  • Building materials are delivered from local suppliers to your site
  • Builder personally supervises each individual jobsite to insure the highest level of quality
  • All subcontractors are approved, properly licensed and supervised

Foundation:

  • All concrete is 3500psi including slab floor
  • Slab and stemwall foundations are built to code with reinforcement to insure longtime stability
  • Foundations have continuous dug cement footing and stem
  • Every home has a 3 stage termite treatment executed with a 10 year warranty

Framing:

  • Framing Lumber: #3 Pine
  • Framed Floors: supported by treated 4×8 sill beams
  • Slab Floors: 2×4 treated sill plates on all
  • Stemwall Foundation: 2×4 treated mudsills
  • Floor Joists: 2×8, 16″ on center
  • Ceiling: Heights vary per each custom home
  • Interior & Exterior Walls: Double top plates on all
  • Exterior Wall Sheathing: Zip Board® (visit www.huberwood.com for more information)
  • Roof Sheathing: OSB has foil backing for energy efficiency with “H” clips
  • Attics: stick frame, built with 2×6 to 2×12 ceiling joists, 2×6 to 2×12 rafters, or I joists (Engineered Beams)

Exterior:

  • Siding: James Hardie®  Hardi Plank 8 1/4 cedar mill fiber cement siding with 30 year limited warranty (www. jameshardie.com)
  • Real cedar siding is also available at clients request
  • Trim: LP® SmartSide®Trim (www.lpcorp.com)
  • Paint: Sherwin Williams® (www.sherwin-williams.com)

Roof:

  • Shingles: GAF laminated asphalt shingles with lifetime limited warranty
  • Felt: Atlus Gorilla Guard® 15 pound felt underlayment (non-paper base)
  • Ventilation: roof vents used with soffit vents for flow through system

Insulation:

  • Exterior Walls: blown in blanket system; Net and blow in R-15 insulation
  • Attic: Seal Package- seal around can lights, boots, etc. and then blow in R-38 insulation
  • Energy Star Seal Package- Oklahoma Natural Gas inspects and approves all insulation in each of our custom homes

Windows & Doors:

  • Windows: Ply Gem low E, double pane, vinyl windows with 20 year pro-rated limited warranty
  • Exterior Doors: Selection of fiberglass insulated entry doors. Choose from a variety of styles and colors.
  • Exterior Doors: Endura® door sill pans reduces exterior door leakage
  • Exterior Fixtures: Selection of Better Home Products exterior doorknob locksets, including deadbolts on all exterior swinging doors.  Choose from a variety of styles and colors. (www.betterhomeproducts.com)
  • Interior Doors: Masonite semi solid molded interior doors cased with your choice trim style and color.
  • Patio Doors: include built in blinds between window panes
  • Garage Doors: insulated steel doors with (1) installed opener

Heating/Air:

  • Furnace: 95% high efficiency 2-stage gas furnace
  • Air Conditioning: 16 SEER Air Conditioner with Energy Saving digital thermostat
  • Every home is certified with Oklahoma Natural Gas

Flooring:

  • Clients have the option of carpet, tile and wood flooring. Flooring budget is set at the time of contract. Clients will then get to meet with our interior designer to choose quality and color choice.
  • Ceramic tile is used in entry, utility and wet areas (bath, kitchen and eating areas)
  • 1/2 lb pad used with carpeting

 Home design assistance from Denali Homes is offered to each of our clients to insure we create a home you will be proud to call yours. Each of our clients will meet with our interior designers to discuss materials and receive guidance in selecting them to create the home of their dreams.
